Abstract

This report takes a comprehensive look at the residential development market and examines condominium site developments as an alternative to traditional subdivisions. The sources of data included numerous written documents, as well as, interviews with developers. It was the findings of this report that site condominiums, are a superior method of development considering time necessary to develop a residential development, flexibility, area usage, and creation of a community. The cost to develop a site condominium is slightly higher due to legal cost and the requirement for buyers to receive printed material prior to a purchase. All other costs are the same regardless of the method used to develop the property. It is recommended that condominium site developments should be considered as an alternative to traditional subdivision developments where state laws make the choice possible. This includes the state of Michigan where condominium site developments are a valid if not superior alternative.
